Thermal Imaging Survey in Surrey Reveals Hidden Heat Loss
Last updated on 28th October 2025 by Fitzgerald Surveying
Fitzgerald Surveying Services conducted a targeted thermal imaging survey at a large private residence in Surrey to investigate underfloor heating performance and heat-loss concerns. Our non-invasive inspection provided clear diagnostic insights, helping the client implement focused, cost-effective improvements.
Overview
A private client in Surrey appointed Fitzgerald Surveying Services Ltd to undertake a comprehensive thermal imaging survey at a large residential property. The assessment focused on two key issues: the consistency of underfloor heating (UFH) across multiple zones and identification of heat-loss pathways, especially where insulation defects or thermal bridging could be causing reduced thermal comfort and energy efficiency.
Thermal imaging is a highly effective, non-invasive tool to visualise heat distribution and detect performance issues that may not be apparent through standard inspection methods.
Our Response
The inspection was conducted under controlled conditions with the heating systems active. A detailed thermal scan was carried out to assess underfloor heating performance, insulation continuity, and any cold bridging at junctions. Manifold layouts and heat patterns were reviewed room-by-room to identify anomalies, with imagery captured to document findings clearly and objectively.
Method in Brief
Internal Thermal Scanning: Floor zones, manifold layouts and room heat distribution examined with all systems active.
Envelope Performance Review: External walls, ceilings, junctions and loft areas checked for insulation gaps and thermal bridging.
Defect Highlighting: Thermal imagery annotated to clearly evidence anomalies and patterns of heat loss or underperformance.
Room-Specific Reporting: Detailed breakdowns of underfloor heating efficiency and insulation continuity on a room-by-room basis.
Outcome & Deliverables
The client received a thorough thermal imaging report containing annotated visuals and clear recommendations. Several issues were identified, including uneven underfloor heating zones, thermal bridging at wall-to-ceiling junctions, and patchy loft insulation. These findings enabled the client to commission:
Heating System Adjustment: A heating engineer was appointed to inspect and balance the UFH system.
Loft Insulation Improvements: Redistribution and top-up works carried out to ensure uniform coverage.
Junction Detailing Review: Further investigation of perimeter junction insulation was arranged.
These corrective steps will improve internal comfort, reduce heating demand, and enhance thermal performance throughout the property.
Why It Matters
Thermal imaging enables clients to detect invisible heating inefficiencies and insulation defects quickly and accurately. In this case, our survey prevented unnecessary guesswork and ensured targeted remedial works. The result is improved comfort, reduced energy waste, and better return on heating system performance. For homeowners with underfloor systems or concerns around heat loss, a thermal imaging survey is an invaluable step toward energy-efficient living.
